Real Estate Transaction (Mold Disclosure): “I have relatives and loved ones who suffer from respiratory tract complications and/or immune system deficiencies. How do I make sure that all mold associated from previous leaks has been repaired?”A majority of real estate associations have created mold addendums to state-mandated seller's real property disclosure statements as a means of protection from potential future liability. At ER Environmental we verify that any previous moisture/water/condensation/humidity that intruded into any structure located on the property as the result of rain, flood, plumbing leak, appliance leak, roof, window or wall leak or any other type of leak or event has or should be remediated.Our “Mold Screening” report involves a visual interior and exterior inspection, air and tape samples and photos. Visual findings, laboratory analysis and recommendations for trades to perform repairs or a list of qualified remediators to complete the removal and replacement of water damage, mold contaminated building materials will be provided. Indoor Air Quality Assessment (IAQ) and Testing “There is a strange odor coming from one of the rooms in my property. What should I do? ” Our Indoor Air Quality Assessment (IAQ) and Testing inspection is performed to determine the presence and concentration of mold spores within the residence living space, locate the cause for the mold contamination and outline remediation protocols for removal. The investigation methods include a visual inspection and information gathering of the complaint area. Bulk/surface and air sampling are used to identify common mold spores, bioaerosols, allergens, pet dander, dust mites, pollen, fibers, and other potential irritants. “I have a problem related to water intrusion from a roof leak/window/appliance leak, and I need a detailed inspection to submit to my insurance to file a claim. What should I do?” Our Comprehensive report includes field observations, a building inspection (roof, plumbing, HVAC, etc.) for signs of water intrusion, laboratory sampling, lab analysis, photos of the mold contaminated/water damaged building materials, remediation procedures/remediation scope and repair estimate.
